The Lick Estate is owned by Emslie Farms, Forestry and Estates, Green Lanes House, Church Lane, Hellingly, East Sussex BN27 4HA of the hire of the property for the period specified in the booking contract is known as the ‘Booking Contract’. The hirer is the person or persons entering into a Booking Contract with the Owner at the time of booking and 30% of the total hire charge is payable if the booking is made more than six weeks before the start date of the booking. If a deposit is not made within three days the reservation on the property will be automatically cancelled. The balance of the hire charge is payable no later than four weeks before the start of the booking, no reminders will be sent, if the booking is made less than four weeks before the start of the booking then payment is required within three days in order to ensure the reservation is kept.

Whomsoever who carries out the booking, accept the booking terms and terms of hire on behalf of the other persons including in the booking the hirer will be over 18 years of age and responsible for the booking and behaviour of those within the premises.

Good Housekeeping Deposit
The hirer will pay a good housekeeping deposit. This will be equivalent to 20% of the total booking fee and is returned to the hirer ten working days after the end of the booking less any deductions for loss suffered by the Owner as a result of any breach of the booking contract by the hirer or damage to the buildings or contents. The number of persons occupying the property must not exceed those numbers stated in the property description and if the Owner identifies numbers exceeding permitted numbers the Owner may request the hirer immediately leaves the property with no refund. The Owner retains the right to ensure that any hirer is suitable in terms of their ability to look after the properties. The period of hire is from Sunday to Sunday leaving at 1000 hours on the day of departure and entry is from 1600 hours. The properties are furnished and equipped for the number of persons permitted to occupy the property; the provision of linen and energy is within the charges. The charges include VAT at the current rate determined by HMRC. Properties may be used by people bringing their dogs, providing the dogs do not damage the property, furnishings or foul the houses inside. The properties can provide an enclosed paddock for horse owners. A water supply to the property is from hill water; this is filtered and passed through ultra violet light to ensure it meets the standards assessed by Perth & Kinross Council. If any individuals have any particular vulnerabilities, such as a low immune system it may be wise to boil all water before drinking or use bottled water. Small children and babies may also benefit from this advice.

The premises are cleaned professionally before each rental and contact with the Owner’s Factor is available during the hire period. It should be noted that the Estate is used for stalking purposes and has its own stock (highland cattle). People walking on the Estate should therefore be careful to ensure their safety at all times and ensure that all gates are closed to prevent the cattle escaping and the deer fences are closed in order to prevent deer from coming to the low ground. Stalking parties on the hill may be seen during the stalking season. Any complaint or problems related to the property should immediately be notified to the Factor of the Estate. If the availability of the property for circumstances outwith control of the Owner have to be changed then a full refund will be available to the hirer.

Holiday letting is covered by Section 12 of Schedule 4, paragraph 8 of the Housing (Scotland) Act 1988 and confers the right to occupy the property for a holiday only and not an assured tenancy.

Wi-fi and internet connection
Although Wi-fi is available throughout the properties it should be noted that in this part of the Highlands the transmission speeds are low. Video streaming and similar are unlikely to be compatible with the Wi-fi and internet speed. There is a Vodafone telephone mast on the Estate and this provides the best mobile signal for mobile telephony. No guarantees are given by the Owner in relation to mobile phone coverage. A landline is available within the house and this may be used for local calls, but is strictly prohibited for international calls or other use.
